McClain County Clerk and Property Records Office

The McClain County Clerk is the official keeper of all land records in the county. Every deed, mortgage, lien, and real estate instrument filed in McClain County goes through this office and becomes part of the permanent public record. As of February 2025, Rebekah Couch was appointed to the position, taking over from longtime clerk Pam Beller. The office is located at Suite 303 on the third floor of the McClain County Courthouse on North 2nd Street in Purcell. Call ahead before visiting to confirm current hours, as some sources list the hours as 8:30 AM to 4:00 PM while others show 8:00 AM to 4:30 PM.

Staff at the clerk's office can search records by name or legal description while you wait. They can also make copies of any recorded instrument. Types of Property Records in McClain County

Land records in McClain County cover a full range of real estate transactions. Warranty deeds are recorded whenever property changes hands with a guarantee of clear title from the seller. Quitclaim deeds transfer whatever interest the grantor holds, without any warranty. Both appear regularly in the index. Mortgages and deeds of trust are filed to create liens on property as security for loans. Once a loan is paid off, a release or discharge is recorded to clear the lien. Recording Fees for McClain County Property Records

Recording fees in Oklahoma are set by state law. Under Title 28 Section 32, updated effective November 1, 2024, the fee for the first page of any deed, mortgage, or other recorded instrument is $8.00. Each additional page costs $2.00. A records management and preservation fee of $10.00 applies per instrument. Documents that do not meet formatting requirements are treated as non-conforming and charged $25.00 for the first page and $10.00 per additional page.

Senate Bill 57, also effective November 1, 2024, requires documents to have a 2-inch top margin and 1-inch margins on all other sides. The county will still record non-conforming documents, but the higher fee applies. Oklahoma also collects a documentary stamp tax of $0.75 per $500 of consideration under Title 68 Section 3201. On a $200,000 sale, that works out to $300 in stamp taxes paid at the time of recording. Copies of recorded documents cost $1.00 per page. Certified copies add another $1.00 per page on top of that.
