Recording Fees for Oklahoma Property Records

Recording fees in Oklahoma are set by state law under Title 28 Section 32, updated effective November 1, 2024. The fee for the first page of a deed, mortgage, or other recorded instrument is $8.00. Each additional page of the same document costs $2.00. A records management and preservation fee of $10.00 applies to each instrument, on top of the per-page charges. If a document does not meet state formatting rules, it is classified as a non-conforming instrument. Those cost $25.00 for the first page and $10.00 for each additional page. The higher non-conforming rate encourages filers to submit properly formatted documents.

Senate Bill 57, also effective November 1, 2024, amended Title 19 Section 298 to set new margin requirements for all recorded documents. Every filing must now carry a 2-inch top margin and 1-inch margins on all other sides. Documents that fall short of those margins are still recorded but charged at the non-conforming rate. Plats have their own fee: $10.00 for a plat of one block or less, and $25.00 for a plat covering more than one block.

Oklahoma also collects a documentary stamp tax under Title 68 Section 3201. The rate is $0.75 for every $500 of consideration stated in the deed. On a $200,000 home sale, that works out to $300 in documentary stamp taxes due at recording. Photographic copies of recorded documents cost $1.00 per page. Certified copies add another $1.00 per page for the certification.
