Types of Property Records in Blaine County

Warranty deeds are the most filed instrument in the Blaine County land index. They transfer real property ownership from seller to buyer with the seller's guarantee of clear title. Quitclaim deeds transfer whatever interest the grantor holds, with no warranty or guarantee. Both types become public record as soon as they are filed with the clerk. Mortgages and deeds of trust create liens on property to secure a loan, and releases discharge those liens once the debt is cleared.

Oil and gas leases are a significant portion of the Blaine County records index. Central Oklahoma has active mineral development, and all leases must be recorded to be effective against third parties. Mineral deeds transfer subsurface rights separately from the surface, a common arrangement across Oklahoma farmland and ranch properties. Tax liens and judgment liens also appear in the index when filed by state agencies, the IRS, or creditors against property owners.

Plat maps and subdivision plats are filed with the clerk. These are useful for identifying legal descriptions and lot boundaries in subdivided areas. Military discharge papers (DD-214s) can also be filed for safekeeping with the County Clerk, though they are not public record.

Blaine County Land Records Recording Fees

Oklahoma recording fees are fixed by state law and apply uniformly across all 77 counties. Under Title 28 Section 32, effective November 1, 2024, the first page of any recorded instrument costs $8.00. Each additional page of the same document costs $2.00. A records management and preservation fee of $10.00 is added per instrument. Documents that do not comply with formatting requirements are treated as non-conforming and charged $25.00 for the first page and $10.00 for each page after that.

Senate Bill 57, effective November 1, 2024, set margin requirements for all recorded documents: a 2-inch top margin and 1-inch margins on all other sides. Non-compliant documents are still recorded but at the non-conforming fee schedule. Oklahoma also imposes a documentary stamp tax under Title 68 Section 3201 at $0.75 per $500 of consideration. On a $175,000 sale, the stamp tax totals $262.50 due at the time of recording. Physical copies cost $1.00 per page. Certified copies add $1.00 per page to that base rate.

Blaine County Assessor and Treasurer
