Logan County Property Records

Logan County property records are kept on file with the County Clerk at the courthouse in Guthrie. The clerk records deeds, mortgages, oil and gas leases, mineral deeds, tax liens, releases, and other instruments that affect land in the county. Records go back to 1985 and are searchable online through OKCountyRecords.com. Whether you are tracing ownership history on a parcel, checking for liens, or pulling a copy of a recorded deed, the County Clerk's office and the online search portal are the two main tools for Logan County property records research.

Logan County Clerk and Property Records Office

The Logan County Clerk is the official keeper of all land records in the county. This office records instruments that affect real estate and stores them in a permanent public index. The current County Clerk is Troy Cole. The office is located at the Logan County Courthouse at 201 County Way, Room 300, in Guthrie. You can reach the clerk by phone or email before visiting to confirm any fees or procedures.

Staff at the clerk's office can search land records by name or legal description and make copies while you wait. Certified copies carry the county seal and are typically needed for title work or legal matters. Uncertified copies are cheaper and work well for most research. The office handles all types of recorded instruments, from simple deeds to oil and gas lease assignments common in central Oklahoma.

Guthrie served as the capital of Oklahoma Territory before statehood, so Logan County has an unusually deep record base for a county its size. Land transactions from the territorial period and early statehood are part of the county's historical record.

Types of Property Records in Logan County

The Logan County Clerk records a wide range of instruments that affect real estate. Warranty deeds are the most common. They transfer ownership and include the seller's guarantee of clear title. Quitclaim deeds transfer whatever interest the grantor holds, with no warranty attached. Mortgages and deeds of trust secure loans against real property. Releases and satisfactions discharge those liens when the debt is paid off. All of these go into the permanent county record and can be searched by name or legal description.

Oil and gas leases are a regular part of the Logan County record index. Central Oklahoma has active energy development, and leases must be filed with the County Clerk to be enforceable against future buyers. Mineral deeds transfer subsurface rights independently of surface ownership. This split ownership is common across Oklahoma and means a full property search should cover both surface deeds and mineral records. Tax liens and federal tax liens also appear in the land index when filed against property owners in the county.

Plat maps and subdivision documents are also on file with the clerk. The Court Clerk handles marriage, divorce, and probate records separately. The Assessor maintains property valuation and ownership rolls for tax purposes. Each office holds distinct records, and a thorough search may need to cover all three.

Note: The Logan County Court Clerk handles marriage licenses, divorce decrees, and probate documents, which are filed separately from land records at the County Clerk's office.

Recording Fees for Logan County Property Records

Recording fees in Oklahoma are set by state law. Under Title 28 Section 32, updated effective November 1, 2024, the fee for the first page of any recorded instrument is $8.00. Each additional page of the same document costs $2.00. A records management and preservation fee of $10.00 applies per instrument. Documents that do not meet formatting requirements are charged at the non-conforming rate of $25.00 for the first page and $10.00 for each additional page.

Senate Bill 57, also effective November 1, 2024, requires all documents to have a 2-inch top margin and 1-inch margins on all other sides. Documents outside those specs are still accepted and recorded, but the non-conforming rate applies. Oklahoma collects a documentary stamp tax of $0.75 per $500 of consideration under Title 68 Section 3201. On a $200,000 sale, that comes to $300 in documentary stamp taxes paid at recording. Photographic copies cost $1.00 per page, and certified copies add another $1.00 per page on top of that base rate.

Logan County Assessor and Property Valuation

The Logan County Assessor's office is located at 312 E. Harrison in Guthrie, with a physical courthouse address at 301 East Harrison, Room 102. The assessor's phone number is (405) 282-3509. The assessor values all real property in Logan County for tax purposes and keeps assessment rolls that list owners, parcel descriptions, and valuations. These records are separate from the deed index at the County Clerk's office but are an important part of any full property search.

Property tax records and payment history are held by the County Treasurer. Tax liens filed for unpaid property taxes show up in the land records index at the County Clerk and are searchable through the online portal. For current tax balances and payment status, contact the treasurer's office directly. Statewide tax roll data is also available through OKTaxRolls.com, which covers all 77 Oklahoma counties.

Electronic Filing in Logan County

Logan County accepts electronic recording through three providers: Simplifile, CSC eRecording, and ePN. Title companies, lenders, and law firms can use these platforms to submit documents to the County Clerk without sending paper by mail. The clerk reviews each submission, records it, and returns the stamped document digitally. E-filing cuts turnaround time for title closings and reduces the risk of delays from mail or courier services.

E-filing requires an account with one of the approved providers. Each provider has its own setup process and fee structure separate from the county recording fees. Once set up, submitters can track their documents through the provider's dashboard and get confirmation when the document is recorded and returned.
