The clerk's office is the official repository for all land records in Washington County. Every deed, mortgage, oil and gas lease, mineral deed, lien, and plat that gets recorded goes into the permanent county index. Staff maintain the index by grantor and grantee name and by legal description. You can come in during business hours to search the index and request copies. Certified copies include the county seal and are required for legal proceedings and some title transactions. Uncertified copies are cheaper and work for most research needs. Washington County charges a flat $0.25 per page for copies of all records, effective since April 8, 2015. Types of Property Records in Washington County

Recording Fees for Washington County Property Records

Oklahoma recording fees are governed by state law under Title 28 Section 32, updated effective November 1, 2024. The first page of any deed, mortgage, or recorded instrument costs $8.00 to file. Each additional page is $2.00. A records management and preservation fee of $10.00 applies per instrument. Documents that fail to meet formatting standards are charged as non-conforming instruments at $25.00 for the first page and $10.00 for each additional page. Senate Bill 57, also effective November 1, 2024, requires a 2-inch top margin and 1-inch margins on all other sides for all recorded documents. Documents that don't meet those margins still get recorded but pay the non-conforming rate.

Oklahoma's documentary stamp tax of $0.75 per $500 of consideration applies to real estate transfers under Title 68 Section 3201. On a $150,000 sale in Washington County, that comes to $225 in documentary stamp taxes paid at recording. Copy fees for Washington County records are $0.25 per page for all document types, a rate that has been in effect since April 8, 2015. Certified copies add a $1.00 certification fee on top of the per-page copy cost.
