Beckham County Clerk and Property Records Office

The Beckham County Clerk is Leasa Hartman. This office is the official keeper of all land records in the county. It records instruments affecting real estate and keeps them in a permanent public index. The clerk's office is at 302 E. Main St. in Sayre, inside the Beckham County Courthouse. Types of Beckham County Property Records

Warranty deeds are the most common instrument in the Beckham County land index. They transfer ownership from seller to buyer and carry the seller's guarantee of clear title. Each additional page of the same document costs $2.00. A records preservation fee of $10.00 applies per instrument. Non-conforming documents cost $25.00 for the first page and $10.00 for each additional page.

Senate Bill 57, also effective November 1, 2024, requires a 2-inch top margin and 1-inch margins on all other sides. Documents outside those margins still get recorded but at the higher non-conforming rate. Oklahoma collects a documentary stamp tax under Title 68 Section 3201 at $0.75 per $500 of consideration. A $150,000 property sale generates $225 in stamp taxes due at the time of recording. Copies of recorded documents cost $1.00 per page. Certified copies add $1.00 per page on top of that.
