Craig County Property Record Types

The Craig County Clerk holds a broad range of recorded instruments in the land records index. Warranty deeds are the most common. They pass ownership from seller to buyer with a guarantee of clear title. Quitclaim deeds transfer whatever interest the grantor holds, with no warranties. Both types are recorded each time property changes hands. Mortgages and deeds of trust secure loans against real property. Once a loan is paid off, a release is recorded to clear the lien from the title chain.

Oil and gas leases are a significant part of the Craig County record index. Northeastern Oklahoma has a long history of oil and gas activity, and leases are public record from the moment they are filed. Mineral deeds transfer subsurface rights independently from surface land, which is a common arrangement throughout the state. Tax liens appear when property taxes go delinquent, and federal or state liens may also be recorded against property owners.

The Craig County Court Clerk holds separate records for marriages, divorces, and probate matters. That office is also at the courthouse in Vinita and can be reached at (918) 256-6451. Plat maps and military discharge papers are filed with the County Clerk.

Recording Fees for Craig County Property Records

Oklahoma sets recording fees by statute. Under Title 28 Section 32, effective November 1, 2024, the fee for the first page of any deed, mortgage, or other instrument is $8.00. Each additional page costs $2.00. A records management and preservation fee of $10.00 applies to each instrument. Documents that fail to meet margin requirements are recorded as non-conforming at $25.00 for the first page and $10.00 per additional page.

Senate Bill 57, also effective November 1, 2024, requires a 2-inch top margin and 1-inch margins on all other sides for any document submitted for recording. Documents outside those standards are still accepted but charged the higher non-conforming rate. Oklahoma's documentary stamp tax under Title 68 Section 3201 is $0.75 per $500 of consideration. On a $200,000 sale, that comes to $300 in stamp taxes collected at the time of recording. Photocopies of recorded instruments are $1.00 per page, and certified copies cost an additional $1.00 per page.
