Kiowa County Overview
Kiowa County Clerk and Property Records
The Kiowa County Clerk is Nikki Dodd. Her office is the official keeper of all recorded land instruments in the county. Every deed, mortgage, lien, or lease that affects real property in Kiowa County must pass through this office before it becomes part of the public record. The office is at 316 S. Main in Hobart, inside the Kiowa County Courthouse. The mailing address is P.O. Box 73, Hobart, OK 73651. The 1st Deputy, Tracy Ferguson, handles the Land Records Department and is an additional point of contact for deed and lien research.
Staff can search the index by name or legal description and pull copies while you wait. Certified copies carry the county seal and are often needed for title insurance or legal proceedings. Uncertified copies cost less and work for most title research. Kiowa County was created in 1901 as part of Oklahoma Territory, and records from that early land run era are preserved at the courthouse. Call before visiting to confirm current hours and copy fees.

Kiowa County Property Record Types
Warranty deeds are the most frequently filed document at the Kiowa County Clerk's office. They transfer real estate ownership with the seller's guarantee of clear title. Quitclaim deeds transfer only what the grantor owns, with no warranty attached. Mortgages and deeds of trust create liens against property to back up loans. When the debt is paid off, a release is filed to clear the lien from the record.
Oil and gas leases are a meaningful part of the Kiowa County record index. Southwest Oklahoma has active oil and gas activity, and lease filings show up regularly. Mineral deeds transfer subsurface rights apart from surface ownership. This type of split ownership is widespread in Oklahoma, and tracking mineral deed chains is a routine part of title work in Kiowa County. Tax liens appear when property owners owe back taxes to a state or federal agency. These liens attach to any real property the debtor owns in the county and must be cleared before a clean title can pass.
Plat maps are part of the record set as well. They show subdivision layouts and lot dimensions for developed areas. Military discharge papers (DD-214 forms) are also kept on file at the courthouse as a service to veterans. Marriage, divorce, and probate records are held by the Kiowa County Court Clerk, not the County Clerk.
Recording Fees for Kiowa County Property Records
Oklahoma sets recording fees by state law. Under Title 28 Section 32, effective November 1, 2024, the first page of any deed, mortgage, or other recorded instrument costs $8.00. Each added page of the same document is $2.00. A records management and preservation fee of $10.00 is charged per instrument. Documents that fail margin requirements are treated as non-conforming and charged $25.00 for the first page and $10.00 for each page after that.
Senate Bill 57, also effective November 1, 2024, sets margin requirements at 2 inches on top and 1 inch on all other sides. Non-conforming documents are still accepted and recorded, just at the higher rate. Oklahoma's documentary stamp tax under Title 68 Section 3201 is $0.75 per $500 of consideration. On a $100,000 sale, that is $150 in stamp taxes due at recording. Copies of recorded documents cost $1.00 per page, and certified copies add $1.00 per page on top of that.
