Types of Property Records in Haskell County

The Haskell County Clerk records a full range of real estate instruments. Warranty deeds are the most common. They transfer ownership and include the seller's promise that title is free of encumbrances. Quitclaim deeds transfer whatever interest the grantor has, with no warranty. Oklahoma recording fees are governed by state law. Documents that do not meet formatting requirements are charged as non-conforming at $25.00 for the first page and $10.00 for each additional page.

Senate Bill 57, also effective November 1, 2024, requires a 2-inch top margin and 1-inch margins on all other sides for all documents submitted for recording. Documents outside those specs are still accepted but recorded at the non-conforming rate. Oklahoma also collects a documentary stamp tax of $0.75 per $500 of consideration under Title 68 Section 3201. On a $175,000 sale, that comes to $262.50 in stamp taxes paid at the time of recording.
